We thought we would put together a list of the most frequently asked questions to make your move to our apartment homes go smoothly and stress free! Sit back and enjoy the excitement of moving in to your perfect new home!

Will I physically need to come in and put in my application and sign my lease?
No way! We offer online application submission and lease signing. Hang for a few days more with your family and friends, turn on that computer and sign from the convenience of your home, coffee shop or wherever you have internet access! You will also have this same convenience when rent is due-just log in to your resident account!

Does my apartment come with all the appliances?
Yes! We have full kitchens in each and every apartment! We also provide you with a full-size washer/dryer so you can do your laundry when you feel like it! Unleash your inner Iron Chef by whipping up delicious meals in the comfort of your own home. Hate washing dishes? Stick them in your full-size dishwasher! Don’t always feel like cooking? We have several resident events every month that feature free food! We are also within minutes of great restaurants and fast food establishments! Call our office to learn more.

Are pets allowed?
Yes! We love your furry friends! We even have special events that include them! We ask that your four-legged friends fall within the community weight limits, which is 55 pounds. We allow up to two furry friends per apartment because we know how important your buddies are to you and your roommates! Pets do require a one-time pet fee as well as a refundable deposit along with additional monthly rent. Please contact the Community Manager or Leasing Specialists so we can fill you in on all the particulars!

Are utilities included?
No. You will be responsible for placing the electric (Arizona Public Service) and gas (Unisource Energy) in to your name prior to moving in to your home. You will be billed monthly for your water and trash service. This amount will appear in your online ledger approximately 10 days prior to the rent due date so all amounts due can be paid at one time.

Does everyone sign on the same lease agreement for the apartment?
We do not rent by the bedroom. We want your home to be yours and your roommates together! Although each person who will live in the home, signs the lease agreement, rent is payable with one check, cashiers check or online payment transaction.

What is my rent going to be?
Rates vary depending on floor plan and location of the apartment. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up-to-date rates, please contact our friendly staff at the leasing office. Hurry as we fill up far in advance of the start of the school year.

Are the apartments furnished?
No, but we can provide you with contacts to lease some great furniture from one of our great vendors!

Are there any additional fees I should know about?
When you sign your lease, you will pay a $75 application fee and a one-time administration fee for unlimited use of our awesome amenities throughout the year.

What if I need maintenance my digs?
Give us a call, stop by the office, or submit a service request online! Our awesome maintenance team prides themselves on quick, courteous service. We offer emergency service 24 hours a day, 7 days per week. Including Holidays! If you need us, we are there!!

Or, can I choose my roommates?
Of course! When you fill out your application, your Community Manager or Leasing Specialist will show you where to put this information. Simply write the name of your future housemates in the designated spot and we’ll make sure you are on the lease together.

What if I don’t have roommates and need referrals?
No worries! Let us know when you reserve your home that you are searching for that perfect housemate. We will refer anyone who is also looking to you (with your permission, of course). We can’t guarantee that we will find that perfect roommate for you, but we will sure work hard to help you as much as we can!

Are students given priority or preference?
We don’t play favorites. Our communities are leased on a first-come, first-serve basis and we rent to anyone who qualifies under our established rental policies. That’s one of the reasons it is so important to sign your lease early for the upcoming school year.

Am I required to have renters insurance?
Yes. This protects you from any liability while living in your apartment home. All residents are required to have property liability insurance before they move in. You do have the option of adding this on to your parent’s or guarantors homeowner's policy (just be sure that the name and address match your resident's information). You will need to make sure that the community is listed as an additional loss payee. If you prefer, we have renter’s insurance available to you through our renter’s insurance program. Just ask one of the Leasing Team members for more information!

Can I have overnight guests?
Yes-this is your home! Guest parking is limited, so don’t forget to make sure that they have the proper guest parking pass during their stay to prevent their car from being towed. Just stop by the office to pick up their pass up during office hours. Remember-anyone who stays in your apartment home for more than 14 days during the lease term must apply for and be added to your lease agreement.

Is there resident parking on site?
Yes! It’s like parking right on campus! When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.

Is parking free?
Yes and no. Uncovered parking is unassigned and free. If you want to park your four-wheel baby under cover, there is a nominal fee. Please ask your Community Manager or Leasing Specialist for more information and availability.

Can I smoke at the community?
If you need to smoke, we ask that you locate one of our designated smoking areas and be sure to dispose of your cigarette butts properly.
